In the bustling heart of the capital city, attention is being drawn to an opulent commercial edifice named FPAB Tower due to a notable transaction involving high-value commercial spaces. Among the three exclusive commercial areas on the sixth floor of this upscale development in Paltan, one in particular, designated as plot 6-B and encompassing 1,655 square feet, has garnered significant attention. This specific commercial area has been priced at around Tk3.5 crore. Notably, the purchaser of this premium real estate is Nurul Haque Noor, the President of ‘Bangladesh Gono Odhikar Porishod’ (Part) and a former Vice President of the Dhaka University Student Union.

High-Stakes Real Estate Deal

FPAB Tower, located in Paltan, a pivotal area of the capital city, is the setting for this noteworthy transaction. The sixth floor of the tower hosts three commercial spaces, with plot 6-B boasting 1,655 square feet. The cost of this prime plot amounts to an impressive Tk3.5 crore.

Nurul Haque Noor clinched this deal on August 9, facilitated by Shaheen Reza, a sales representative of the Rupayan Group. The deal was sealed with a booking payment of 50 lakh rupees on the same day. A subsequent payment of 1 crore is scheduled for August 30, with the remaining balance due by the end of October.

Precise Valuation and Additional Costs

Documents reveal that the under-construction Rupayan FPAB Tower offers the sixth floor’s commercial space at Plot No. N/A, Calvert Road, Paltan. Nurul Haque Noor acquired the space at a fixed rate of 19,800 takas per square foot. The grand total for the 1,655 square feet space amounts to 3 crores 27 lakh 69 thousand takas.

Alongside this, an extra 8 lakh is attributed to car parking charges and 2.5 lakhs for utilities.

Nurul Haque Noor’s financial outlay reaches a hefty 3 crore 38 lakh 19 thousand taka for the complete package. A noteworthy clause in the contract stipulates paying 1.5 crore rupees as booking money, accounting for 44 percent of the total price, in two separate installments.

FPAB Tower: A Premium Development

Rupayan Group is overseeing the construction of FPAB Tower, strategically situated on Bangladesh Family Planning Association (FPAB) land. The majority of the building’s construction is now concluded, with a few available spaces still up for grabs. While some spaces have been sold, signs for “To Let” have been placed in certain locations.

Insights into the Purchased Space

The sixth-floor space, numbered 6-B, has been fully completed. Its entryway features glass doors, while the interior remains unfurnished. Adjacent flats on the same floor are unoccupied, awaiting future occupants. According to sources, Rupayan Group and FPAB both hold ownership rights to various spaces within the building.

Mixed Reactions and Speculations

Concerns have arisen from certain quarters about the potential disturbance that could arise if Noor conducts political activities from the purchased space. Current space buyers within FPAB Tower express worries that the tranquility of the building might be disrupted if Noor utilizes his space for political purposes.

Official and Unofficial Statements

Rupayan Group’s sales representative, Shaheen Raza, remains tight-lipped about the purchase, emphasizing that customer information remains confidential. When questioned about the sale of space 6-B, Raza deflects, raising curiosity about the specific inquiry. VP Nurul Haque Noor contradicts the transaction, stating that the initial discussions of office space for his party did not materialize into a final deal. Noor remains elusive regarding the funding source for the colossal amount required for the commercial space purchase.

Political Background of Nurul Haque Nur

His political career began during the quota reform movement, one of the most controversial student movements in Bangladesh. He was also one of the co-conveners of the Bangladesh General Students’ Rights Protection Council. In June 2020, Nur publicly announced the formation of a new political party led by the youth.

A new political party called ‘Bangladesh Gono Odhikar Porishod’ was announced under the leadership of Economists Dr. Reza Kibria and Nurul Haque Nur. Nurul Haque Nur officially announced the name of the party on October 26, 2021, at the party office at Pritam Zaman Tower in Dhaka Platoon. The party’s member secretaries Nurul Haque Nur and Rashed Khan will be relieved of their duties in June. In June 2023, the party’s member secretaries Nurul Haque Noor and Rashed Khan were announced to be exempted due to the dispute of the People’s Rights Council. On behalf of Reza Kibria, Nurul Haque Noor was elected as the president of the council of a section of the People’s Rights Council on July 10 2023.

About the arrest

Till December 2019, Nuru was arrested seven times in various movements. Among these was the case against 5 people including Nurul Haque for allegedly assaulting and vandalizing the Provost of Rokeya Hall during the Daksu elections in 2019. Then, on September 21, 2020, a student of Dhaka University filed a rape case against six people including Noor. Nurul Haque Noor and the members of his organization named General Chhatra Parishad were protesting against that case in Shahbagh. They were arrested during the protest and later released on bail. Besides, he is accused of engaging in an anti-state conspiracy to overthrow the elected government of Bangladesh by meeting with Mendi N Safadi, an agent of Israel’s intelligence agency Mossad.
